Why a written valuation
- You may not be selling today, but you should know what your education business is realistically worth before the market forces the question.
- Many owners either leave money on the table, or expect a price buyers will not support.
- The calculator gives you a range. A written valuation gives you the number, with the workings: normalised profit, the add-backs a buyer will accept, and the factors that move your value up or down, based on real Singapore education transactions.
- No pressure. Just clarity.

Written Valuation FAQ
Insights into how we value education businesses in Singapore.
Single centre valuations in Singapore are typically based on EBITDA multiples ranging from 3x to 4.5x, depending on profitability, enrolment stability, lease terms, and location. Your written valuation sets out where your centre sits in that band, and why.
Your first conversation and our written recommendation are free. The written valuation itself is a fixed fee, agreed before we start, and credited in full against our success fee if you sell with us within 6 months. Our success fee is paid only on the sale, with no retainer.
Key value drivers include high and stable enrolment, strong EBITDA margins, a long remaining lease, a qualified and retained teaching team, clean ECDA compliance record, and a well-documented operational system that does not depend solely on the owner.
Tuition and enrichment centres are not licensed under ECDA, so buyers look hardest at the quality of the revenue: student retention, recurring term fees and how much depends on the founder or one instructor. Price still follows maintainable profit times a multiple, and lease terms and curriculum IP also count. Our guide on how tuition and enrichment centres are valued explains it in full.
